Building 700 at Moreland Heights Business Park is on the US 441 and Macon Highway corridor in Watkinsville, about seven miles south of Athens, with State Route 316 running west toward metro Atlanta and State Route 53 running northwest to Interstate 85 at Braselton.

Georgia Highway 53 — Hog Mountain Road locally — runs west from Watkinsville toward Winder and reaches I-85 at Braselton. GA 316 is the four-lane connector to metro Atlanta, about ten minutes from Building 700 via the Oconee Connector. I-20 is 36 minutes south at Madison. Hartsfield-Jackson is under two hours; the Port of Savannah is about four and a half.
Oconee County’s own economic development positioning describes the county as strategically located among GA 15, GA 316, GA Loop 10, US 78 and US 441, with a stated strategy of concentrating growth along those corridors. Building 700 sits on one of them.

The corridor
Building 700 fronts Moreland Heights Road, a right turn off Macon Highway, which meets the Watkinsville Bypass at a roundabout. US 129/441 runs north from there to the Athens Perimeter — a nineteen-mile freeway-standard beltway around Athens — in about six minutes, and south toward Madison and I-20. The corridor is part of Georgia’s Governor’s Road Improvement Program, with widening segments programmed in and around Oconee County.
The consequential move on this road happened in July 2023, when Oconee County opened its consolidated administrative building at 7635 Macon Highway and moved every county office there. Planning, permits, inspections, public works, utilities, the tax commissioner. For a contractor, an engineer, a surveyor, or any business that pulls permits or bids public work, that is the single most-visited address in the county — and it is next door to this one. The courts stayed downtown at the historic courthouse on North Main.



One mile
Downtown Watkinsville is a Georgia Main Street community of about 2,900 people that punches far above its weight. The Oconee Cultural Arts Foundation operates out of the restored 1902 schoolhouse on School Street and has anchored the downtown’s revival since the early 1990s. Eagle Tavern, built around 1801, has been on the National Register since 1970. There are sixteen-plus restaurants and cafés on and around Main Street, a Saturday farmers market, three downtown parks, and a downtown development plan the city adopted in January 2026.
Downtown Watkinsville is also growing. Wire Park, the adaptive reuse of a former wire factory, now houses the new county library. CK Capital’s “15 South” is putting 203 apartments, 24 townhomes, six cottages, a locally owned grocery store and commercial space on sixteen acres of a former concrete pipe plant, with sidewalk connections to Main Street.

Within about a mile and a half of Building 700: the county’s consolidated administrative offices at 7635 Macon Highway, a recently opened QuikTrip across US 441, the 158,959 SF Oconee Mercantile redevelopment, and Polias’s 441 Central anchor site. Downtown Watkinsville is a mile south; the Butler’s Crossing retail node, where Butlers Grove is adding an eat-drink-wellness destination, is under three miles west.

Athens and the University of Georgia
The University of Georgia enrolled 43,888 students in fall 2025 and employs 12,063 people — roughly 56,000 people on the ground daily in a county of 130,000 — and generated a record $9.2 billion in economic impact on Georgia in FY2025. The university’s new School of Medicine welcomed its first class in July 2026, with a 93,000 SF medical education and research building opening in December 2026.
Downtown Athens is about twenty walkable blocks, a National Register historic district, and the region’s dominant dining, music and entertainment draw. Athens-Clarke County saw $454 million in visitor spending in 2023, supporting 4,456 local jobs. The Classic Center’s economic impact rose 24% to $89 million in the fiscal year ending June 2026 across 606 events, and its 8,500-seat Akins Ford Arena has pushed the venue’s draw radius out to 150–200 miles.
